Common tax challenges
Construction is the sector where revenue recognition and cash position diverge most sharply, and where the tax treatment depends on contract mechanics rather than on invoices alone.
- Long-term contracts. Work spanning periods raises the question of when revenue is earned and when VAT arises. Progress certificates, applications for payment and actual invoices frequently sit at three different dates.
- Retention. Amounts withheld until practical completion, often for a year or more, are still receivables. They are commonly written out of the picture entirely, understating assets and distorting the tax position.
- Work in progress. Costs incurred on uncertified work have to be carried properly. Expensing everything as incurred while recognising revenue only on certification produces losses that are not real.
- Subcontractors. Whether a subcontractor is VAT registered changes your recovery, and payments without proper tax invoices are not recoverable and may not be deductible.
- Variations and claims. Disputed or unapproved variations are not revenue until they meet the recognition criteria, however confident anyone is that they will be paid.
- Labour accommodation and transport. Significant cost categories with specific input VAT recovery considerations.
